Tamakuku Terrace is complete, with Stage 2 wrapping up construction and the full Council-led development now ready to support the next stage of growth in Whakarongo. A post-construction site blessing was held yesterday to officially bring the project to a close.
Stage 2 has delivered another 35 sections and the final streets, pipes, and essential services for the neighbourhood. These works not only finish Tamakuku Terrace itself, but also unlock nearby housing opportunities and enable the future expansion of the Summerset retirement village, which will include 244 cottages and villas, with the main building housing 21 assisted living suites, 20 memory care suites, and 10 care suites.
Mayor Grant Smith says completing Tamakuku Terrace is a significant milestone for the city and the surrounding area.
“This is a great example of Council stepping up to help meet Palmerston North’s housing needs. We had the opportunity to lead a modern, well-planned development with a mix of housing options, that the local development community didn’t want to lead. The strong sales so far show there’s real demand for this kind of neighbourhood.”
Tamakuku Terrace has long been identified as a key location for future growth. Its proximity to schools, parks, shops, and a supermarket, along with the city centre, made it a natural choice for a development designed to serve both current and future residents.
“This land has been part of our growth plans for a long time. It’s in an ideal spot for future demand.”
Stage 1 began in January 2021 and delivered 79 sections. Stage 2 added a further 35 sections over the past year. With both stages now complete, Tamakuku Terrace offers 114 sections in total, with 62 already sold, and many others under contract, showing a big boost to housing supply as Palmerston North continues to grow.
The development has also been built with resilience and the environment at its core. The site has been transformed from flood-prone farmland into a healthier, year-round ecosystem, supported by a stormwater retention pond, restored waterways, and extensive native planting. These features help protect homes from future flooding, improve biodiversity, and create a natural heart for the neighbourhood.
Mayor Smith says Tamakuku Terrace is already proving to be a great place to live.
“Families have moved in, community connections are forming, and the quality of the new homes is being recognised, including Jennian-built homes being nationally recognised in the House of the Year 2025 competition, and taking home 5 regional awards.”
Mayor Smith also says its great hearing how much people enjoy living here.
“The feedback from families has been fantastic, and that’s what this project has always been about, building a neighbourhood people are proud to call home.”
